Touring a $23,995,000 Hillside Mansion with Views of Los Angeles
- What's up everybody, it's Enes here, and welcome to another episode. On this week's video, we're touring this contemporary estate right behind me, located in the Bird Streets of Hollywood Hills. Now, this home features five bedrooms, eight bathrooms, approximately 11,500 square feet of interior space, built on a 0.58 acre lot. And it is currently on the market for $23,995,000. As always, you can find more information about the home in the description of this video.
And I want to give a big thanks to the listing agents, Ben Bacal and Raluca Lorincz, for allowing us to tour their amazing listing. And now let's begin. (bright upbeat music) We have the gate opening up to a driveway that takes us to the lower section on the exterior. What's so cool about this driveway are the built-in lighting and recessed lighting on each side, so I'm sure at night this driveway looks great.
We also have a staircase from the street level bringing you to this point. Now, this is the first two-car garage that we have on this level, and right above that we have additional two-car garage. And what's great about this garage is the fact that right in front of it, we have the car turntable. That way, when you pull out your car, with a push of a button you can spin the front to the other side, and you can exit the property very easy. Now, as we look towards the exterior architecture of this home, it's mostly glass and steel. We have an atrium detail here that brings natural light all the way down to the first floor of this home, and we're gonna talk about this detail later.
I love these overhang designs with wood clad underneath. You have some dark tones here with the stacked stone design. It's a very minimalist and contemporary design.
Now, we have a massive glass pivot door here that welcomes you to the property. And as soon as you walk in, you see the amazing views of Los Angeles all the way to the Pacific Ocean. I mean, it's phenomenal.
And we're currently at the third floor of this home, so it kind of has a reverse layout. And I'll explain that later in the video as well. Now, off of the entry, I want to mention we have the elevator access here. And first I want to bring everybody this way. We have the first seating area here, and this door around the corner opens up to the two-car garage that I just mentioned. Elevator also has an access point on the other side, and it serves a really interesting purpose.
And we'll talk about that throughout the tour. First, I want to take everybody outside. I mentioned the views briefly, and throughout the four levels, we get phenomenal views of the city.
It is little bit hazy today, but still, you guys get the point. We're in the Bird Streets of Hollywood Hills, we're nicely elevated, and on a clear day, you can easily see all the way to the Pacific Ocean. It is phenomenal. It's so peaceful and tranquil up here as well.
Thank you so much for having us here. - Thank you for having me. - This property is awesome. - Pretty cool, huh? - Yeah, first off, why don't you introduce yourself to our viewers? - Sure, Ben Bacal.
My firm is Revel Real Estate in Beverly Hills, and we've been around for the last couple of years. Rexford and Wilshire, we're building a brand new, gorgeous office, really excited about that. And I've been selling in the Bird Streets since about 2009.
- Why Bird Streets is so special? I would love to hear that from you. - Location, obviously. You're right beside Beverly Hills.
You're five minutes to everything of interest, Sunset Plaza, Beverly Hills, the city of Beverly Hills, all the shops and restaurants, et cetera. The topography of this area is such that it goes up really fast. So in order to get to these explosive views, it takes literally like five minutes to get to this property, right? So if you go to Sunset Plaza or a lot of the view properties just east of here, to get to this view, it takes like 20 minutes up a windy road.
I was captured by the Bird Streets because when I started in my 20's, I was door knocking in the area and I'd be walking down the street and you just see these like, as if you're literally on a plane, and you truly don't get that anywhere in the city where you walk up to Nightingale and you see the views, Blue Jay Way, I mean, this is quintessentially the Bird Street, Blue Jay Way. The Beatles wrote a song about it down the street. Charlize Theron bought that house and the Beatles wrote a song about it, "Blue Jay Way."
So it's pretty special. - Pretty special. - And then really the cool thing about this neighborhood is the energy. Okay, so. Every neighborhood, I mean, you've been to, Enes, you shoot the whole world, right? You feel the vibe, right? So there's an energy in every single neighborhood.
And this is just, there's entrepreneur, this is such an entrepreneurial, rock star, Hollywood- - Progressive. - Progressive. Now it's tacky, now it's Bitcoin crypto. I mean, everyone just wants to be here. (upbeat music) - It is phenomenal.
It's so peaceful and tranquil up here as well. And on the third floor, we have all this outdoor space. You have your first seating area, second one over here. And of course, all these Fleetwood sliding glass doors open up for that perfect indoor-outdoor flow. We have some landscaping here.
And to take nothing away from the views, we have glass railing throughout. Now I want to step inside. We have the main staircase here going down to the second floor of the home. And coming here, we have an additional seating area.
Now, think about this area as your small formal living room. Gets a ton of natural light. We have additional sliding glass doors here, opening up to the same patio that I just toured. It's a nice, cozy space. I love the built-ins here. We have some open shelving and closed storage.
This one also has your future TV connection as well. Around the corner, we have this door on the left opening up to a full bathroom. Natural stone on the floors with this unique pattern. And we have natural stone slabs on the walls going all the way up to the ceiling. Good size walk-in shower with chrome fixtures, handheld and rain head above, wall-mounted toilet.
And on this side we have a really unique vanity application with a lower countertop design and this pedestal sink with a ceiling-mount faucet, which is super cool. Now, one more detail here. Around the corner we have a spiral staircase that takes us to the fourth floor. As soon as you land, you have a nice closed seating area with glass doors and glass doors leads you to the rooftop of this amazing property. The views from that level are stunning. I'm sure the sunset and night views from the rooftop are stunning, and we're gonna check them out later in the video.
Now, that wraps our tour for the rooftop deck and the third floor. I want to take everybody back to the staircase so we can check out the second floor. (upbeat music) Now we're on the second floor, and the first detail I want to talk about is the staircase. It has a very minimalist design, open riser glass railing throughout, allowing natural light to come into this level because of the atrium design that I mentioned at the exterior of this property. You have a massive I-beam that serves as the spine of the staircase, and it kind of widens out as it comes to this level.
Now, right in front of us we have the dining area. Table for 12, nice open space. We have the sliding glass doors seamlessly opening up to the outdoors, they are Fleetwood. And first I want to actually take everybody outside. We have the first lounging area here on my left hand side, staircase here takes us down all the way to the pool level that we're gonna check out in a bit. And right next to the dining area, we have the spa.
It has a glass infinity edge, and what an awesome spa to sit down and relax, enjoy these breathtaking views. Now, the outdoor space continues on this level. We have the outdoor dining area here, glass railing throughout, additional seating set up here, and the same stacked stone detail that we saw on the exterior, they also have it with this fireplace assembly. Linear gas fireplace down below, and additional sliding glass doors from the kitchen, open up to the space. Overall, house has a phenomenal indoor-outdoor flow. And since we were up here, let's talk about the kitchen.
What I love about the space and the cabinetry here are the minimalist lines. We have a massive island right in the center with natural stone countertops. Bookmatched right in the center. You have your bar seating.
And even from your sink, you can appreciate these breathtaking views. First, I want to show this detail on the island. We have the Miele dishwasher, and right behind us, we have the majority of the base cabinets here.
Two Gaggenau induction cooktops, massive commercial vent above. And it's a really clever touch, they have a mirror backsplash. That way, even when you're cooking here, you can actually see the views that are right behind me. It's such a clever design. Now, this is a Dada kitchen, very sleek cabinetry, no handles, very minimalist. We have the uppers here.
And as I bring everybody this way, you have more additional countertop space. Built-ins, espresso maker, microwave, your oven set up. And this is a really interesting detail, walk-in fridge that has a bookmatched stone on the back.
It is such a clever and kind of a contemporary design detail, so I wanted to mention that. Now, kitchen doesn't end here, because we have another door here opening up to the chef's kitchen. We have the same hardwood floors also here, and this chef's kitchen comes with a lot of base cabinetry and uppers.
I love the countertops here. You have your first commercial sink, Lazy Susan detail around the corner. And uppers goes all the way up to the ceiling.
Since this is a proper chef's kitchen, you have a 60-inch Wolf gas stove, with the oven setup on the bottom, commercial vent above. You have your island right in the center. And on the other side, you have your secondary sink and two small refrigerators, which is just phenomenal. I wanted to point that out. Right here, we have this frosted door opening up to a pantry space, which is very spacious. And like I mentioned on the third floor, elevator can be accessed from two sides.
That way they can serve different parts of the home. In this case it's great because you can actually bring your grocery shopping straight to the chef's kitchen, or you can bring it to the second floor, whichever direction you like. Now, we have an additional door here bringing us to a back hallway. This door opens up to a small bedroom located on this side, which would be great bedroom for maids quarters, comes with a full bathroom with a floating vanity, walk-in shower, and has a full size walk-in closet. Now, coming back to the hallway here, we have this door opening up to the first powder room. I love the fabrication here with the vanity, light fixture above, and this door opens up to the water closet for this powder room.
And funny enough, right on the other side, we have another powder room identical to the one that we just saw. Since this home was built for entertainment, it's nice to have an amenity like this conveniently located on your main level. Same style vanity, water closet, everything you need.
And I have to point this out. I love these floating shelf designs with the backlighting. I want to bring everybody here. Elevator access on the other side. That's the glass atrium.
In fact, let's bring everybody here. We have this massive pivot door opening up to the media room. This space is a hybrid between a movie theater and a cozy lounge. I like the approach here with the couch setups. You have your projector above, screen on this side.
And even though this section is located on the hillside, it gets so much natural light and fresh air because of this glass atrium. Above me, it's all open, you can see Los Angeles sky. Down below me, we have glass floors here. That way the natural light coming to this space can go down to the first floor of this home. We have the accordion doors here, which allows fresh air to come through this section.
And around the corner, you have a nice olive tree cozying up the space, phenomenal detail. And honestly, looking at the glass panels here, this structure almost reminds me of sleek Apple store. So I wanted to mention that.
Now, additional detail, we have sliding glass doors here because we can actually close this space and leave this section outdoors. And right next door, we have this incredible bar. Now, what I like about this space is the fact that it's all open, and right next to your bar you have multiple seating areas that we're gonna talk about in a bit. First I want to cover the island here. Fabricated sink design, natural stone countertops. And if we look at the cabinetry, let's get a closeup, we have a refrigerator drawer and another one down below.
And behind this island design, let me close this, we have beautiful wine rack design here that holds up 400 bottles. And I just love this stainless steel glass application with these oversized handles. It looks very sleek and a great view to look at as you're sitting down on your bar. Now, coming back here, we have a sliding glass door, because this property has an egress access since it's built on a hillside.
Right next to your bar, you have an additional seating area with a marble table right in the center. And, like I mentioned earlier, throughout the property, we get so much natural light coming into the house. Coming here we have the family room. L-shaped couch, coffee table right in the center.
And on the other side, we have the linear gas fireplace, the TV above, and on the ceiling, you have your recessed lights, built-in speakers. And what I love about this floor is the fact that it's all open, all these spaces are connected to each other, and throughout the first, second, third or fourth floor of this home, no matter where you look, you appreciate the amazing views that this property gets. Now, that's it for the second floor.
Now, I want to take everybody back to the staircase so we can check out the first floor. (upbeat music) Now let's go check out the first floor. Staircase with the stainless steel railing design. I love the built-in LED lighting here. And right off the landing we have the primary bedroom suite that we're gonna see in a bit, but first I want to bring everybody here. Elevator access on this level.
And around the corner, we have the door opening up to the laundry room with two washers and two dryers. Now, coming back to the landing here, we have this glass assembly and these glass barn doors opening up to the gym. It's definitely a good size room. We have a few bikes here, treadmill, mirrored walls with TVs. And I just love the glass wall application here which allows this room to get natural light. And even the hardware of these barn doors looks great.
And goes with that stainless steel theme throughout the property. Now, we have this opening taking us to the spa. Vanity design here, marble sink with stainless steel legs, chrome fixtures, and this door opens up to your steam shower. Even the steam shower has built-in speakers. Now, we have another door here opening up to a massage room.
You have your massage table here, few cabinets around the corner. And it's a great amenity to have right next to your spa. Now I want to take everybody back to the hallway here, because right across from the spa, we have this bar design here, because this is your juice bar.
You can use it as a juice bar, or right around the corner we have the family room or the living room area for this level, that way it serves as your regular bar. You have some pendant lights here, sink. And since this home consists of so many levels, it's nice to have these smaller kitchens on each level for your convenience. Now I want to bring everybody here. We have this hallway taking us to two bedrooms.
We have the first one right here. Definitely good size, comes with a king size bed. Around the corner we have the walk-in closet, nicely decked out all the way to the ceiling. And coming here, we have this door opening up to a full bathroom with marble floors, and the same marble floors flow straight into your walk-in shower with chrome fixtures. And around the corner here, we have a fully fabricated vanity design here with a hidden drain and two faucets. Looks great, And I love this mosaic marble back wall as well with the LED-lit mirror.
Now, before we go out, I actually want to show this detail. We have a sliding glass door here opening up to your egress access, again, since this home is located on a hillside. Now let's go check out the other side. We have another bedroom here. Off of the entry we have the bathroom. Mostly darker tones on the floors as well as the wall here with the bookmatched stone, rain head, chrome fixtures.
And I really like the vanity design here with a side faucet. It's just a nice different application. Now, coming back here, we have the bedroom.
This one also has a king size bed, built in closets on the other side, TV's mounted here. And it comes with this additional space, which is perfect for you to put your desk and kind of work area. And of course, we have, let's see, sliding glass door here opening up to a Juliet balcony where you can appreciate these views. Again, it's a nice detail, so I wanted to point that out.
Now let's go back to the hallway so we can continue our tour. Overall, even the first floor of this home gets a ton of natural light. And they tucked all the bedrooms here, which feels really cozy. And coming back to this landing here, I want to take everybody to the living room area on the first floor. It's located right off the landing of the staircase.
Again, another L-shaped couch, TV on this side, and sliding glass doors open up to a small balcony that leads you to the backyard. Now, before we leave this area, we have another door here opening up to the third bedroom. This one is also facing the views. We have a massive picture window assembly here, and I just love the bed is so close to the edge, and you feel like this is your TV. And I'm sure these views look even better at night.
Now, we also have the same hardwood floors here, TV on the other side, and around the corner, of course, we have a nice open bathroom with a freestanding tub, really unique textured tile on the walls, massive shampoo niche application here. And right next to that, of course, you have your walk-in shower with a built-in bench, shampoo niche, rain head above. And at the end of the bathroom, we have the closet here with a two-tone application. And the closet is, again, nicely decked out all the way to the ceiling.
Now, before we leave, water closet, another fabricated vanity design here with two faucets. I just love the natural stone application in this house. Great size bathroom. Now let's go back to the living room area, and I want to take everybody all the way to the other side, where we have the primary bedroom suite.
The primary bedroom of this home is stunning. We have this massive pivot door opening up to the bedroom itself. I just love this low seated king-size bed set up here with a sofa right in front of it. You have your TV here with some built-ins, another built-in on the other side kind of serves as your desk.
And I just love the mood lighting here and the natural light coming in. I feel like I talked about the natural light and the views throughout the property so much, but it's hard not to because every single room is framed towards these views. It's definitely a good size room. Same hardwood floors are also here. And before I take everybody outside and talk more about these views, I actually want to go this way so we can check out the primary bathroom, which starts right here.
Stone application has been taken to a whole 'nother level in this space. We have stone slabs on the floors that goes all the way up on the walls, where we have vanity designs. But first I want to bring everybody here. Good size freestanding tub facing the breathtaking views.
And I just love this chrome tub filler here with the unique handles. It's just a nice, exquisite detail. Right next to the freestanding tub we have the walk-in shower. Beautiful chrome fixtures, two rain heads, body sprays, handheld, Dornbracht fixtures throughout.
It's just a nice open walk-in shower design, bookmatched stone in the center. And even from your shower you can enjoy the views. Now, two vanity designs, they're exactly the same. High cabinetry, stone countertop, same style fixtures are also here. And we have ceiling-mount light fixtures throughout.
And the bathroom flows towards this space, where you have a makeup area, more gorgeous lighting. And around the corner, you have an additional vanity design and two water closets with these fancy toilets, so I wanted to mention that. Now let's continue our tour. These double doors open up to the walk-in closet.
Now, calling this space a walk-in closet doesn't do the justice. It's over 600 square feet, and every bit of space is well-utilized. Whether it's hangers, shoe racks, open cabinetry, drawers, islands, they literally have everything you need here. I love the glass wardrobes here, which creates a nice separation between each sections, but at the same time, you can see exactly what you have in each one of these wardrobes. Now, coming back here, we have the island right in the center.
Extra drawer space here and elevator access. That way you can shower, come here, dress up, get ready for your day, and go up straight to your garage. This is the second part of this walk-in closet. I mean, it just keeps giving.
Again, hangers, shoe racks, LED lighting, beautiful cabinetry, you have everything you need here. Now I want to take everybody back to the bedroom so we can step towards the balcony for the primary bedroom suite. And again, like I mentioned, the primary bedroom suite is just so decked out.
You have every single amenity you can think of, and it is all complemented with these views. Now, another Fleetwood glass door here, pockets into the wall, opens up to the patio space that connects us to the family room on the first floor. This is your outdoor staircase.
That way, even from third floor, you can come down here straight from the outdoors. And going down here, this is where we have the backyard. Now, I really appreciate the fact that the developers here really went out of their way to create as many outdoor spaces as possible. And this backyard is something else. It's over 3,000 square feet. And keep in mind, this house is built on a hillside, which means the space that we're sitting on right now is all built on caissons.
So the house is on a hillside, but it's on a very steep hillside, but yet not only you get so much interior square footage, you actually get a lot of outdoor square footage. - You do, yeah. - I want you to tell what developers have to go through in order to create this much square footage and outdoor square footage. - This home took four years plus to build.
It's not like building on a flat lot, obviously. - And I was gonna ask you, we always use the word caisson, in L.A. it's a common word, but basically they are concrete columns, right? - Correct. - You just drill into the hillside. Hopefully, you reach either granite or some sort of a solid rock, and that's- - Not hopefully, they do. - They do. - And then you have city engineers watching you pour the concrete and making it.
People so, "Oh, there's earthquakes in L.A." If there's gonna be a big one, you want to be in one of these properties, because it goes into decomposed granite and you're really safe up here. - I'm so glad you mentioned that, because a lot of people associate these homes as, oh, they might be dangerous, you're on a hillside- - No, the safest place you can be.
- It's the safest place because they are literally locked into the hillside with concrete columns. - [Ben] Exactly, yeah, yeah, yeah. - Building caissons and developing a space like this on a hillside takes years, so much resources, and I just want to congratulate them for really going out of their way to make this space possible. Now, we have the same tiles throughout this level as well, outdoor seating areas, property's nicely hedged with beautiful landscaping. And of course, right in the center, we have this V-shaped infinity edge pool that looks stunning and really, truly takes advantage of these breathtaking views. Pool is covered with blue plaster and this mosaic tile design all around the edges.
We have the zero edge right here. It is a nice contemporary design that really matches the architectural lines of this property. Now, I want to take everybody towards the end of this patio space, it is definitely good size, again, considering the hillside, and we have more outdoor seating areas here. And towards the end, we have the outdoor dining area that sits 12 people, and next to that you have your built-in barbecue set up here with a gas grill, two fridges, and a sink.
You have your outdoor speakers. It's just an awesome outdoor space. And throughout this patio level we have glass railing. That way, you take nothing away from these incredible views.
Now, before we wrap up here, I actually want to turn this way and talk about the house itself. Smooth stucco complemented with stacked stone and this wood paneling that we have on the second floor. This entire property is built out of concrete and steel. And you can just see the massive scale from this angle all the way up to the rooftop deck, phenomenal property. And again, every single floor faces these incredible views.
