Good afternoon, this is Xavier with Luxury Homes Johannesburg - I am here today with listing agents Dominic and Nuno from Law Real Estate who are going to take us on a tour of this stunning property as always specs on the house this is a six bedroom seven and a half bathroom four garage home guys there's a lot to see today enjoy guys Xavier thank you so much for having us on your channel we're super excited to take you through this incredible home and what we consider to be art in the sky you literally one of the highest points in Johannesburg but wait till you see what's inside let's go have a look so as we come through one of the main entrances into the home you obviously have your double doors that this door comes straight from your four car garage straight into your entertainers sorry Xavier I think this is the perfect opportunity to kind of showcase the house as an introduction so just off the bat you can immediately see the almost exaggerated ceilings clear story windows and amazing Vistas that are framed within this home of Johannesburg and surrounds not to mention the beautiful color template and neutral tones that you'll see repeated throughout this incredible home but you'll also see from your Entertainer's Lounge that it opens up onto your entertainers patio which basically looks out onto entertainment area but before we go out we're going to take you downstairs into the cinema room before we make our way upstairs Xavier you haven't seen it but there is a guest toilet with a shower and now let's go downstairs because home is also full of so many surprises I mean off the bat straight into the entry - straight into the home you'll start to see I mean we've got this beautiful Koi Pond over here - there are so many nooks and crannies that we'll find out along the way so welcome to your Cinema room it is soundproof so whatever happens Dania for either you're watching some UEFA Champions League final or you want to play some incredible music that you love this is where all of that will take place yeah and I think what's even more interesting about it is very kind of stiff um you know cinema kind of space they've made it a lot more loungy a lot more comfortable a lot more fairly orientated yeah couldn't agree with you more but you essentially have a stand right that is 4500 square meters but what's unique about it is obviously by virtue of the Hill that it sits on you have the top of the site and the bottom of the site essentially with like a 25-to-30-meter almost disparity between it and so this home in itself is an engineering feat when we even just start to consider you know how it was built foundational work so Xavier as you come into the space your TV room it's essentially you have Joburg as your backdrop, it's the most incredible mouth-watering views essentially you've got to take into you know account that we aren't at the ocean and yet we have these rolling waves of greenery, you know these treetop views we are essentially in the world's largest man-made forest and I I don't personally think there's a better opportunity to capture it than from this particular site one thing to mention you have the most incredible Sunrisers literally coming up where the CBD is so yeah mornings will never be the same you'll actually jump out of bed whilst living in this very home as you sort of come into the space all the stacks open onto your beautiful dining outside area so I think one thing that you aren't going to be short of in this home is space you know you've got the volumes things are very airy you are able to open the house in such a way that it almost adapts the living spaces Living to be integrated between inside and outside so as you look up you'll also notice your fine lines great architecture and it's just mind-blowing so what's a nice little and our second look almost in this home is an incredibly functional space that operates as a bar both internally and externally by again as mentioned the adaptability of the home by virtue of the folding and stacking doors feeding both on outside lounges and internal dining rooms at the same time so Xavier as you come into this space it's your dining area your former lounge and then also your art for your wine I mean what I really love about it is obviously you want to keep as many of the views alive at any given time throughout your experience of this home and as such I mean something as simple as storing your wine has been turned into an artwork by virtue of the transparency that's been created by the use of glass you'll start to notice as well throughout the home there's quite eccentric bulkheads that are beautifully lit and create a fantastic Ambience but they serve more than just that purpose they're incredibly functional as well we have Integrated Systems inside the house so I'm talking about AC Heating and Cooling, you've got the surround sound that you can pretty much mimic for example your TV any kind of um you know electronic outlet that you need to can essentially be played through any room at any given time by virtue of the integrated automation system that exists within this home and now you have your open plan contemporary kitchen all integrated Smeg appliances we all know a way to a man's heart is through his stomach and this is where it all will be created so you can't go wrong in the space just to show you you have your a coffee machine behind you Xavier you have your fridge then you have your oven, you have your microwave, and then you have your freezer, you'll also notice that you have electric as well as gas which I think is great but again fine lines I love the breakfast nook - great! So Xavier, this is one of my favorite rooms in the house and it's like done in such a modest way it's essentially the study but it's been set up to be used as almost like you're conferencing work office / home office that is just out of this world you have your view Xavier one thing to take notes and for all your your viewers - while you're watching too all the door frames that you see around the house it's walnuts so to replace all your doors and door frames in this very home it's going to cost you around R1.5 million so it's world-class expensive materials from floor from your marble flooring to your ceilings everything has been considered and well thought out so then you'll also notice that we do have your automated blinds so with the click of a button it's either coming up or going down so just a little more specs about the home we're essentially 880 square meters under roof - there are 4 floors, including the below ground cinema but I think what perhaps it's prized almost aspect to the home and the crown that sits on top is this masterfully exhibited almost array of private bedrooms that have the most incredible views across Johannesburg as we walk up the stairs you'll notice your beautiful chandeliers that essentially welcome you up to your private chambers as you come upstairs takes you to your pajama lounge which links you to all your private bedrooms and I can't wait to show you the main bedroom it's the most perfect space and what I believe is the best main bedroom that I have ever seen Xavier - take a look for yourself - it's completely open plan ultra modern! Nuno, I think you've said it so perfectly it's the openness that really attracts everything within this home everything has been designed to frame these incredible Vistas that we do have what I personally love about this main bedroom is the range almost all the view that you can get if I stand right here I'm essentially looking at more than 180 degrees of view Dom, can you just mention the parts of Joburg that you can actually see from here and then that's an incredible idea so as we stand from here I'm going to start towards the the more Southeast areas where we see Jhannesburg's old Central business district and from there moving across we start to see the Rosebank skyline, further on we start to see Sandton which then moves across into Randburg and from Randburg I mean on a clear day, you see the Voortrekker Monument - you know you see the union buildings in Pretoria which is you know 70 odd kilometers away this home essentially is a home for all season, where whether it's raining whether it's sunny you can have your guests yeah it's essentially a resort type of home and I'll get get more into detail once we go into your entertainment spaces you'll also read into your dream luck dressing room and we have your separate toilets with the day to your left okay Xavier so watch your start to find with these bedrooms is a really simple out that works incredibly efficiently I I love this bedroom in particular so how it was set up is everyone has kids and those kids have friends and to have a second bed in the bedroom but you have paid so much attention to the design and interior aspects of a room are really sensational as with the master bedroom we have these incredible views one story in particular that I'd like to share is that that of this Fever Tree in chatting to the sellers they explained to me that they had a really big decision on their hands which was do we remove it from the site or do we hero it as part of our as part of the design as part of the experience because essentially it's something that can both block the view or become the view at any given time and it was chosen to keep it and boy am I glad that they did more with you every bedroom has their own walk-in as well as like en-suite each ensuite is essentially a main in most homes and again so you'll see what you'll see here Xavier as I open this door up, they're actually frosted it but you actually outside which you don't really see so the sellers they haven't made a single mistake from when they purchase the land when they designed it and when they built it it's just a masterpiece John I think that's a theme that kind of goes through the entire home it is simple it might be this 900 square meter beautifully designed Masterpiece that essentially sits as a piece of art on the top of Joburg Hill but it's done with minimalistic finishes internally and that so as to not take away from these incredible Vistas that the home creates and almost you know it invites you in it's not only a gift to you it's a gift to every single person you bring into this home you'll also notice in all the bathrooms, it's DADO baths you have your Hans Grohe taps so it's quality very important to mention this double volume ceiling right here and with your feature lights but like what's important is to bring as much light into the home so when you get a deep house like this right you can either look at it as a narrow home or as a really longer home and by virtue of the location of the bedroom it's fantastic to bring like this flurry of light that comes in to your your less occupied spaces and where would uh you know where would a mansion type typology be with after its own private gym room Dom, let's see you do some - 1 - 2 Please gym for me as well - okay cool sorry guys I had to okay so essentially what we have on this side of the home is another main bedroom emphasis on size emphasis on the views and I like what Dom has to say because in a lot of homes there will be wallpapers to create that art and that beauty this home doesn't need that this home that's your view that's your art and it's a different view from each part in every spot that you look - it's a different view - it's gorgeous absolutely gorgeous so Dom I I know you've mentioned quite a few extras and key features to the home like your underfloor heating essential vacuum cleaning all integrated speakers um central air conditioning system is there anything else that we've oh that there's also a generator which powers up the entire home there's a solar-powered geyser system as well as a sort of powered system that heats the pool so now that we've seen pretty much what you could consider the home internally there's just a few more things to mention you obviously spoke about the slope of the site right and we have this 50 meter disparity between the top part of the site and the bottom so how do you go about integrating a home or building it into it you've already obviously got to start by cutting out some of the Rock and what I really like about this home is how they've recycled that what you could almost dub vernacular Stone back into the home and we start to see it through walkways like this and we'll see we'll see more of it later on Xavier I just love how this home just seamlessly flows and connects to the site typography - exactly! and this is one of my most favorite parts of the home it's the home and it's all its glory it's it's architecture, it's might and this view is just out of this world and this sun has come out at a perfect time to greet us another interesting thing about this home is we see so many natural elements right so many parts of the natural Koppie married against kind of this dense bush and then all of a sudden we have these small manicured grass patches that are symmetrical kind of going against the home - you know architectural design but at the same time offering the perfect contrast to here both almost to connect and separate at the same time so Xavier do you want to have a gym session and have a swim after it do you want to have a have a cocktail let's have a drink so there's so much to the home and the owners they've mentioned they've had incredible functions in this very home and I'm sure they've had I probably said over 150 to 200 people so I love how everything was thought out even if you look at the bar - there's a view of town so they created an opening just to showcase their view and then you will also notice as we come down here they created a grandstand which overlooks your soccer field or tennis court volleyball depending on what you are into if you want to play golf this is a great space they've added a net which you can just practice those swings and you won't lose too many balls Yea - and that's just it, Nuno - I think you know something that's awesome we did touch on it briefly earlier but I mean if you think of an entertainment space and I'm going to take us to transport us to another place in the world wherever that may be you're going to have this view it's gonna you're gonna have to require some form of platform that's gonna almost hear it and sing after it and you know for people to experience it and this home has done this incredibly and I have to bring it up again so we have this topography that essentially lends itself to one giant slope and yet the architect managed to set this up as a grandstand for for people on looking the the soccer court let's go have a look at the soccer field and we'll see you down in a bit okay Xavier so welcome to your your multi-sports field essentially I mean we have indoor soccer tennis basketball golf obviously you've still got your views um but what is fantastic about it is this this flat slab that essentially protrudes off the edge of Northgate Hill such a funny story when the owner contacted us the first time he asked me where I was and I told him I was in Rosebank at the time and he said do you know where northcliff is and at that time I said yes I'm very familiar with where it is he said well I want to show you exactly where my home is and he came outside and turned on the floodlights it's almost like a strobe display to signal to me from Rosebank where this home was located I found that such a cool and interesting thing to be able to do to have joburg as your backdrop while playing soccer finally we're going to cap this all off with the Slice of Italy in the pizza lapa area so we see time and time again throughout the home almost a story of contrast and when the home's not showcasing that raw honest copy you'll find extremely well manicured landscaped areas to almost accentuate this difference and the beauty that is architecture versus nature welcome to Italy where you can have your own slice of pizza made in your very backyard where entertainment will never be the same again there's nothing more sociable than creating your own pizzas and sharing it with your most loved family members and friends and I think so well said you know I mean what a family space Sunday afternoons fears and hands pizzas flying out hot out of the oven I want to see there's really nothing like it so something else that's really incredible about the home is obviously there was a renovation done to create this home on top of what existed before and I think they've done it superbly the marrying of this incredibly almost neutral home with the natural and vernacular rock that once existed on the site and that was recycled from the foundation into these really sculptural elements above you something also that's interesting to note is there's currently a three bedroom staff accommodation but a man oh man that could become the most beautiful Cottage made of natural stone it's sitting right at the top of it must be one of Northcliff's highest areas and just a recap Xavier with this hidden gem where you can't actually see the home what sits inside is 6 gorgeous bedrooms 7.5 bathrooms, garaging for 4 cars -
