a half we're now in 2023 the company uh is in the process of launching uh their live apartment location as well as their appointment location Puebla is another major urban center closer to the center of Mexico so tell us a little bit about you know how the opportunity works you know what what the opportunity is for a potential investor that uh would like to be a part of this well and maybe before that sorry but um where what is the opportunity you see first of all in this industry of of um of specialized medical centers and also you know the potential for medical tourism because we know that Mexico you know Healthcare constitution in the US are extremely high and especially if somebody doesn't have insurance it often would be cheaper for them to come and get specialized Medical Care in Mexico um so I mean that's just one opportunity I can think of but I was wondering Pepe if you have any any statistics or any information you can give us about the the medical industry and the the medical tourism industry uh as an addition to that and the distance yeah yeah yeah I'm comfortable uh speaking in Spanish yes the idea of how well medic is to help large numbers of people both Mexican Nationals and international clients with high-level specialized Healthcare okay the total continent wow okay so they have a very ambitious vision of opening a world Medical Center all across in every city in Mexico and uh beyond that expanding to the Latin Latin American Market in general uh to help to help as many people as possible operation proximas U currently they have 10 locations currently operational and they are in the process of opening three more uh apply the Carmen being one of them ES okay another location in Monterey and one in the city of Puebla okay um foreign [Music] okay so they are an integrative health model where in addition to fixing repairing doing corrective medicine uh where you know somebody is having a Health Vision and interactive medicine they also have an integrative wellness program uh and they practice they have the opportunity to practice preventative medicine through uh some of the various programs guarantisados okay so this is the the part that obviously got my attention because uh on previous webinars I've spoken about uh investment opportunities here in the Riviera Maya and generally we were talking about residential Investments this is an opportunity to participate as an investor in one of these state-of-the-art medical centers and what this company does is they have a guaranteed 10 percent ROI over a 10-year contract which is then renewable for another 10 years and potentially renewable uh correct so so this is a good match for investors who who is looking for a security return who sees the opportunity that we have in on our hands here because we're talking about you know what I know for sure what was happening in Canada we have an aging population we we kept hearing in Canada and the USA we have a health care crisis in Canada you know the country I lived in for 24 years before moving to Mexico we were pretty proud of our you know uh Public Health Care System where people would be able to access you know all kinds of healthcare and it was covered by our tax dollars the the only issue we would run into and I don't want to be political is that sometimes to get access to The Specialist or procedures there was a wait list involved and and I'm sure my friends that I'm not the only one that knows about this situation in Canada how sometimes there is a long wait list to see a specialist or to have a procedure done my friends when there's a need when especially when it comes to people's health you're not gonna tell me that the people who have the means they will travel and they do travel for faster service and if if they have to travel to you know to the us we know the cost in the U.S are going to be much higher than let's say Mexico so Mexico is becoming an international uh medical tourism destination not surprisingly my friends I mean I can tell you from my own dentist you know he tells me he has a lot of international clients employment is a prime location for that as you can imagine the whole Riviera Maya so I think it's a very um strategic location that they decided to open in Playa del Carmen um [Music] foreign [Music] Hotel locales commercials okay so in private they actually have um both hotel suites because again in in light of the medical tourism opportunity they're going to have an on-site Hotel uh for this purpose okay so they're selling the the hotel suites they're selling the commercial places now those commercials alamano um we can see if there's any availability in Pueblo if anybody's interested um but what they still have for sale in Battleground around the hotel suites at this facility as well as parking spaces okay and if we can we can get into the pricing for that as well towards the end okay very interesting so the company then rents back from the investor is uh right so so um I started mixing languages sorry so essentially what happens is the company rents back from the investor the whether it's the hotel suite or the the uh the parking space or in in the case of the Pueblo facility the the commercial space and then gives them a granted 10 return over investment year over year in addition to that what Pepe was saying was that and uh was that there is also capital appreciation that you can expect in this project especially because right now we are still in the pre-construction stage and then year over year the property is expected to go up in value now Pepe do we have any kind of uh tenements um uh yeah we have seven seven years ago with this kind of uh economical model yeah DS supersales actually is so he's saying over the 10 years uh sorry over the seven years of operation that the company has been business over the 10 locations that they've they're operating they are noticing these kinds of uh passive appreciation of their properties now is um how they can be so sure of this passive appreciation that they're observing on on their properties especially considering that we're not talking about just a Condo building because in the in the residential real estate market is very simple it's easy to figure out what the comparables value is in the area but in this case we're talking about you know Medical Office Buildings specialized facilities Monta in in universe okay I understand that so he's saying that the the the passive appreciation anniversity year over year has to do with the fact that you're not just investing in a regular uh apartment where you're investing in an apartment in a suite in this case that is linked to this business model that is very focused on the healthcare sector which we know is a growing sector and I think any one of us you know if you're a Canadian American watching this we know that you know we're dealing with the overall aging population and uh the we've been hearing in Canada about the healthcare crisis for the longest time so I don't need to convince you of that um [Music] income yeah okay yeah so they're saying in their own price list uh from one year to the next their price point has gone up not 10 but actually 15 and people are still continuing to invest and they they like the idea of the business model of being able to provide this 10 guarantee return now and you're saying Pepe that you've already been operating under this business model at your all your other facilities yeah that's how that's how the business has been operating so I guess my next question would be if somebody wanted to uh take advantage of this opportunity if they wanted to become an investor what kind of starting price points are we looking at right now let's say if we apply the apartment facility uh you mentioned you're offering both parking spaces and um and hotel suites and it's a question that I had asked him before you know what is what is the investors exit strategy because if somebody buys a residential condo the exit strategy is okay selling that condo but what happens in the case of something like this which is a more specialized investment tell us please what yes what the plans unfamiliar foreign [Music] so very very interesting my friends so uh in in response to my question about the exit strategy what what people just explained to me is that well many has thought of that and essentially contractually they obligate themselves to buying back your condo from your your your investment uh if you at some point decide you want to put your money elsewhere or you need your money back for whatever reason contractually uh they they will offer to buy back your investment from you now is there I have one Limited is amazing amazing so he just explained that in the agreement there is built-in appreciation ten percent the position so that if you as an investor want to sell your unit after five years you can do the math and figure out like how much you're gonna be able to sell it for if that's what you choose to do now if you keep getting that 10 per annum that is a pretty solid Retreat I know people are talking about oh you know my gacs are paying me more money now or what have you uh there are other Investments that pay well I I really I like this business model and the fact that they've already been operating under this model for seven years now and paying me I know since the investment is being paid by you guys for seven years now uh amazing so okay guys well I want to make it much okay um you know what it would take for somebody to get into this type of investment and what we still have available here in uh apply del Carmen um oh okay okay this is what the play requirement facility is going to look like my friends okay this doesn't land the layout is so it's going to be a private hospital that is going to give service to the whole mayakuma Community which by the way is a very large residential Community that's also being built and partly partially is only finished here in Mexico in five of Carmen okay and this is how the development is looking like okay um okay uh how many days [Music] since you see we can go ahead um this is this whole location is in the middle of a lot of green areas green spaces absolutely amazing okay so we have I know it's really crazy that they're literally offering uh parking spots spots for sale under the same business model uh okay so those prices are invested with my friends foreign [Music] wow guaranteed okay my friend so when it comes to the parking spaces they are actually giving a 12 uh guaranteed return per year not just 10 12 and those prices are in pesos so it converted to dollars it comes to about 140k um and you guys do offer a certain payment plan if
