[Music] here on Escape we're often charged with housing  people as well as their possessions huge space   could it be where all your guitars live  it could be yeah and you live a house may   look promising on the outside oh [Music] wow cool  we're liking this but to make it a real contender   has it hit the spot for me it hasn't hit the  spot no no the inside needs to be equally as   exciting perfect actually yeah this  this is just what we're looking for [Music]   kria one of the largest but least populated  counties in England home to the country's   highest mountain scarel Pike and by volume its  largest lake windir Cumbria is a county that   seems to have it all you want mountains check  how about coastline check check it's a county   with no compromise so when it comes to the perfect  escape to the country location this one is hard to beat kria sits in the northwest of England a  cozy neighbor to Scotland two national parks   fall within its boundaries the Lake District and  a large sway of the Yorkshire [Music] Dales com a   special County because of the the people that live  here they're very warm they're very welcoming very   friendly if anyone moves to kria you're not made  to feel like a blown in you're made to feel part   of the community I think kria is a pretty special  place to live the Northern end of Lake zwater   you'll find the small town of py bridge it boasts  three pubs a couple of cafes a handful of shops   and a restaurant the original 250 year old bridge  from which the town takes its name was Swept Away   in the storms of 2015 2 years ago it was replaced  with the UK's first stainless steel road bridge   the area is so special uh one of the you've  got the Eden river that runs through it we've   got second largest stone circle in the United  Kingdom in Long me and her daughters and we've   also got the highest P Pub in the Lake District  top of kirkon pass you name it you've got it   time to meet this week's couple self-declared  Northerners who are officially the only members   of their family to live down south but are  feeling the pull to move back closer to their   loved [Music] ones we are really excited about  moving North our eldest son and his wife live   in Cumbria and they are very soon going to  have our first grandchild proud grandparents   to B Chris originally from Sunderland and Nikki  who grew up in West Yorkshire live in the busy   bedfordshire commuter Village of Langford this is  our house where we've lived for the past 13 years   and we've had good times here it was great when  our two boys were living at home uh we they've   grown up and it's too big for us now really isn't  it what's more it's 250 Mi away from where their   grandson will be so it wasn't a tough decision to  put their four bed family home up for sale behind   me there is the summer house where we've had lots  of uh parties with our friends from the village   uh we love to be part of the community they've  already had a taste of what settling into a new   community is like after a 2 and 1 half year stint  living in the United States a year ago we returned   from the US living in Tennessee just outside  of Memphis which is a really cool music scene   we are looking forward to finding a place with a  music Vibe open mics and hopefully setting a band   up Chris and Nikki would prefer a detached house  although they'll consider semis it should have at   least three bedrooms a big sociable kitchen Diner  a study a music room and a decent sized Garden the   property must be in or very near to a busy village  community and they have a budget of £580,000 [Music] driving along these country roads  in Cambria I mean it is so beautiful and   each time I come here I have to pinch myself  and this is what they're after it is coming   back to their Roots the north has always had  the poll for them and the time is now right   to be closer to their family family and  be closer to all this glorious glorious Countryside there'll be no shortage of astounding  Vistas over the next few days and we're starting   with one of cumbria's best known at the National  Trust owned gal Barrow Park an ideal spot for introductions well Nikki and Chris how exciting  is this welcome back to the north officially but   I know in your hearts you never left really did  no we never left you never left you never left   we love it we love it here despite the weather  we love it we've got to start off with a huge   congratulations because literally just a few  hours ago your first grandson absolutely thank   you are we allowed to share with the nation his  name Charlie Charlie well I mean his timing was   perfect with the delivery wasn't it the day  we start looking for your dream property in an   amazing location it isn't just though about the  family I know that's been the driving force but   for the two of you what is it that you're after  with this move this well yeah exactly Community   is right up there for you both isn't it yeah  it is it is yeah we always become fairly big   Personalities in whichever Community we're  in yeah yes we have the party house do you   in the village yeah so we need a community a  thriving Lively community accessibility to the   outdoors yeah all of this on your doorstep  should we get started yes please thank you our search begins in the village of stainton  on the fringes of the Lake District National Park   Less Than 3 miles from the town of pen R it  offers a Vibrant Community that Chris aniki   could slot right into the village hall is  the focal point for many events that bring   the 750 or so residents together [Music] regularly  there's also a shop and post office a pub a very   pretty Church a hotel and restaurant and the  village Cricut ground just a short walk from   the center of the village we've discovered this  gem a link detached former Farmhouse so she see a   nice long driveway yes leading us up yep to show  you our first property fantastic got character   yeah First Impressions classic first impressions  are good days back to the sort of 1780s um grade   two listed reason for that because they don't  want it to change they don't want it to change   yeah let's step inside to thank you it's one of 15  listed houses in the village and the vendors who   have lived here for nearly 25 years have lovingly  restored the property to reveal all its exquisite   period features come on in thank you so when you  come into this house you really get to feel the   Georgian proportions because I think this is  a very large sitting room it's lovely perfect   actually yeah this this is just what we're looking  for isn't it from a sitting room nice Vibe isn't   it it's lovely very comfortable yeah at the  fireplace I love the fireplace yeah you have   got this again then across the corridor across  the hallway perfect currently used as a bedroom   but that really could be another reception room it  could be a music room office office I might have   an office for you okay music room yeah music room  if it's an office Chris is after the room behind   is already in use as one we're going to check out  the last of the downstairs living spaces at the   rear it's another good size ooh d dining room I'm  going to call thisal dining room but it does lead   actually onto the kitchen and a utility right  it's an interesting layout cuz that looks like   the so this range the range yeah it does produce  the hot water yes is the heating in the house run   off the oil it is it's all oil I would guess  the whole of the village is oil do you think   the village has a Syndicate for buying the oil do  you know what that's a really good question a lot   of villages do because it's so much cheaper  if they haven't got one Chris you can start   start absolutely yeah bargain oil begins here  so it's got a an unusual layout come and have   a look yeah okay you see if you come through  here and they have actually sort of extended   and it goes around but because you've got a huge  pillar opening it out and perhaps extending the   back would make such a difference to this house  because all the space seems to be on that side not   on this side so I think the house would actually  benefit benefit from that if there was money left   over in the kitty yeah right yes exactly if  that could go it's got potential it Chris is   off look there he is he wants to know finding out  whether a loadbearing wall like this one can be   altered or removed requires the expertise of a  structural engineer and of course the relevant   planning consense generous sized staircase and  hway yes there is this is a nice nice landing oh and three very good size bedrooms nice  this one's got an on Suite o because of   the on Suite this makes it the smallest I  think of the three and it's still huge it's   perfect that's great no it's cool next door is  another double that's a good size room isn't   it good size room actually nice high ceilings  yeah and there's a lot of furniture in here   yet and still plenty of room very good at the rear  of the house is a spacious family bathroom nice   bathroom smart bathroom yeah yeah nice yeah nice  Ro top bathroom mhm yeah it's good size isn't it   actually that's lovely Great Space up here yeah  there's loads of space and on the other side of   the landing is the third and final bedroom another  roomy double that looks across the rear of the   property which is where we're heading now now  so here is your back Garden outside is a large   patio which accommodates a hot tub steps lead up  to this lawned area above which is a summerhouse   and a detached Stone out building this is where  we find out what you're thinking how much do you   think this beautiful house is on the market for  there's work that we want to do to make it ours   and maybe the double glazing and things like  that I'm going to say 530 Chris 520 520,000 if   I said you were slap bang in the middle right  the asking price is offers in the region of 525,000 okay so how strong a start is this it's  good um 8 out of 10 oh o eight and a half out of   10 very good this characterful gray two listed  link detached Farmhouse boasts three reception   rooms a study and a kitchen with potential to  become the sociable entertaining space Chris   and Nikki are after it has three large double  bedrooms plus a spacious family bathroom with   front and rear Gardens is positioned in the  heart of a vibrant Village on the fringes of   the Lake District National Park and on the market  for offers in the region of 500 £125,000 it's got   a nice vibe to it really cool old house when you  look at the uh The Village Hall and so on there   seems to be quite a lot going on and that would  give us the opportunity to integrate quickly I can   picture us here very comfortably it's really  nice love the fireplace love the beams it's   very much us if we can alter the kitchen that' be  fantastic to make it a more socialable space yeah   really good [Music] Contender I'm thinking that's  a strong start would I be right yes you'd be   correct yes it's very it's a lovely house good  let's see how we get on with the next one good   thank [Music] you during the week we arranged  for Chris and Nikki to explore a little more of   Cumbria starting in the town of penrith Sandwich  between the North penines and the Lake District   the former capital of Cumbria also known as  old redtown thanks to its beautiful Sandstone   buildings is a hub for the surrounding communities  that make up the Heavenly named Eden Valley busy   Little Town Square the Town Center plays host to  cafes and restaurants a cinema two art galleries   and a wealth of independent shops including this  zero waste store following us successful Community   crowdfunding campaign to raise funds to bankroll  it co-owner Zoe Carney opened for business in 2019   I love running a business in pmth because there's  a huge Community supporting all of our independent   shops and the High Street is always really busy  I really enjoy living in pmth I've got three   children we moved here 10 years ago now and I've  never looked back from living in the Southeast   and the schools are great and the friendships  are lovely and there's always something to be   getting on with Zoe and the other 16 thousand or  so penans are blessed with excellent Road and rail   connections the town is a mile from the m6 and the  a66 which runs from Middlesboro in the East to the   cumbrian coast in the west opposite the formidable  ruins of penrith's 600y old castle is the railway   station with several Direct Services each day to  Edinburgh Glasgow Manchester and London penrith's   strong Community Vibe comes to the for during the  annual agricultural show as well as the winter   droving which is a fiery torch lit procession  that's held each October it's brilliant It's   the Best of Both Worlds living in penrith because  you've got a small enough Community which is great   some really good schools you're on the edge  of the Lake District which is fantastic for   walking but also if you want to do some City  commuting it's really close to the motorway   and it's close to the railway station so it's  perfect Nikki has Ambitions to volunteer for an   animal welfare project so we've arranged for her  to chat with Chris cheum the chair of Trustees at   this animal rescue charity the major area people  get involved in is is dog walking obviously yeah   we've got anywhere at any one times between  16 to 18 dogs um and some of them are large   active breeds Collies and lurches and so on so  they need a lot of exercise y absolutely and uh   yeah so you know volunteers are more than welcome  but beyond that there's host of things I mean you   can work in the caty we've got a nice site here  and lots of grounds so we need people to cut the   grass tend the flowers trim the bushes so if  you're keing Gardener we can use those skills   um we also have a shop uh and people can work in  that right and the other major thing that we do   and the shops part of it is that we fund raise so  we need people to mount stalls uh and at Country   shows and so on of which there are dozens in this  part of the world Sue was a volunteer for around   10 years and now has a staff role Buster caring  for animals like Buster who's been here for about   a year and is eagerly awaiting a new home dream  job it seems like a fantastic place to work I'd   love I'd love to volunteer to come hopefully  we'll get a house nearby and we can can do it   well we always love to you have new volunteers  it seems like a fantastic place to work it is   it's everything I hoped it would be so hopefully  I shall see you when we move here we're keeping   everything crossed that just like Nikki and  Chris Buster finds his new home very very [Music] soon what a delightful day we had yesterday  with Chris and Nikki and it started off so well   with the safe arrival of their first grandson baby  Charlie and then we spent the rest of the day well   really on a high turing around and trying to find  the perfect property location and Community for   our lovely couple and today I've got even more  up my sleeve we also have a mystery house and if   I said to you well it truly is a twoin one would  you be intrigued let's see how we get on before we   head into mystery ter Tre we're making our way to  the cumbrian slice of the Yorkshire Dales National   Park headed for the village of Dent nestled deep  in the dentale valley its cobbled main street is   lined with whitewash Cottages the 760 or so  residents are well served by a village hall   a church a primary school a local shop a liberal  sprinkling of cafes and restaurants and two pubs in a secluded spot a 2-mile drive from the  village we found this an impressive gray 2   listed semi detached Stone [Laughter] Cottage that  is gorgeous lots of Wows going on absolutely and   of course your heart's looking at the house but  also it wants to turn around and look at that   incredible view as well y quite remarkable it  takes me back to my teenage years does it yeah   I used to spend many weekends in these Hills  so you know the Three Peaks really well very   well so which is the one behind us I'm going  to go for w side and you'd be right you be   right absolutely check the shape very good  breathtaking isn't it this is probably going   to be the most rural property that we're going  to show you the most rural home I love the stone   love the stone that's gorgeous yeah that's my  ideal house is a nice Stone House beautiful   isn't it let's see what you make of the inside  shall we come on the oldest part of the property   dates back to the 1600s and even the newest  extensions are a couple of hundred years old   owned by the same family for the past 50 years  it was recently run as a holiday let so there is   scope here for Chris and Nikki to make their mark  so you really do feel like you're stepping back   in time with this Cottage full of character yes  is it I love the beams could be in a deenan movie   deenan movie look at the views out the window wow  wow lots of Wows yeah you can imagine this room   being really warm in the winter with the fire  and the lovely beams and yeah yes I do we like   it I like it a lot like it a lot yeah yeah cuz if  you want to lead the way across let's go through   to the second room and then that leads into the  kitchen thank you oh fantastic room wow oh look   at this what is this that is your bread oven  W have a little look in there oh beautiful the   good news is you don't need to use the bread  oven there because you got your kitchen next door okay good size again yeah nice be I like the  floor it's not as big as I was hoping well you   could extend it out I mean at the moment they have  got the dining area there okay and the other side   there's the pantry which is massive oh right well  that makes a difference and I think it's ready   isn't it it's ready to have a new kitchen put  in yeah it is Big Ticket items such as the roof   and 15 of the 17 Windows have been replaced in  recent years so most of the work here is cosmetic   as Chris and Nikki will see when they explore  upstairs staircase look as old as the hills isn't   it it does doesn't it this room the largest of the  three bedrooms has an onsuite shower and overlooks   the front of the house oh this is a good siiz  bedroom that's great wow really light and heavy   and look at the hills out of the windows to always  drawn to the windows I know that is just fantastic   isn't it next door is another spacious double  yeah I love it absolutely love it the back of   the property houses a third bedroom a  twin with the family bathroom next to   it up on the second floor is an extensive  attic space this is another characterful   room look at this all of beans wow well  has got great potential actually yeah   space could it be where all your guitars live it  could be yeah and you live another room through   here let's have a look y this could be got a  window yeah this could be office this could be   couldn't it yeah could be yeah definitely outside  at the front there's a low maintenance garden   with a paved seating area for taking in those  breathtaking views the land extends to 3/4 of   an acre and much of it has been kept WI wild to  attract pollinators and encourage Wildlife like   this little beauty So This Magnificent property's  only just gone on the market actually it's only   been on about a month so what do we think bearing  in mind where we are and that Vista how' you put   a price on The View really really hard I'm going  to say 565 yeah yeah £ 565,000 Chris £550 £550,000   oh well done to you because the asking  price is £550,000 woo that's definitely   worth thinking about it is this grade two  listed semi- detached Stone Cottage has two   spacious reception rooms a kitchen Diner three  bedrooms and two enormous attic rooms sitting   on a plot of 3/4 of an acre inside the Yorkshire  Dales National Park it's on the especially in the winter it be a long drive in  snow and ice time to leave okay I feel you could   spend all day here quite happily y looking  at these views absolutely absolutely yeah   but I still have one more thing to show you  up with sleeve okay shall we yes please thank you if you're seeking a new life in the  cumbrian countryside here's what you need   to know about house prices in the area  the average cost of a detached home in   the UK is just shy of 454 £4,000 in Cumberland  the same property is a little under £ 269,000   in neighboring West mland and furnace in  which much of the Lake District National   Park lies the average price is just over  395,000 and according to an online property   website homes in the Eden Valley are currently  selling faster than anywhere in the UK [Music] here's a snapshot of what else is currently  on the market this detached Barn conversion   sits on a generous plot with views across open  Countryside it has two bedrooms and a bathroom but actually  in the village itself there's a lovely Community   spirit and there's lots of things happening  throughout the village there's a village hall   and lots of things happen there through the week  they have exercise classes they have Bingo once a   month is the farmers's market which is a really  popular thing is there a local music scene yes   they quite often in the local pubs they'll they'll  have bands playing local bands and they're a great   night out fantastic is there a pup here as well  there is we've got the local hotel right next door   whilst Chris and Nikki explore the village for  themselves I'll give you a sneak preview of   The Mystery House we thought we'd show them  something a little different with business   possibilities you have this fantastic Barn  conversion here but just follow me in this direction and we've got a Bonus one here should we  take a look this pair of recently completed barn   conversions consist of a three bed main house  and this completely self-contained property so   here you have a beautifully appointed two bedroom  Barn next door to the main house so for Chris and   Nikki it could be a holiday let they could have  the family come over to stay but whatever they   decide to do with it or this property in the one  next door it's two for one let's see if it gets   the seal of approval from Chris and Nikki helloo  you two fancy meeting you here such a coincidence   well you've certainly seen the village haven't  you have it's a lovely Village let me introduce   you to our Mystery House bit unusual like it  this come on then thank you   an encouraging start and I'm hopeful  it will continue once we cross the threshold so your kitchen stroke Diner  I love the height of the ceilings that's   great look at that A-frame but great isn't  it I really don't know what to make of this   to be fair no I don't as in the building  or as in the idea of owning two properties both I think we can't really tell how big it is  at the moment so this is probably the largest   kitchen that I've shown you would this be big  enough for a kitchen diner for us wonder he's   not going to give anything away look at that  face neutrality I need to see more but let's   have a look through here first and then here  is your sitting room well we could call it a   snug couldn't we I would call it a snug it's a  bit on the small side yeah okay pretty with the   A-frame and the way this is all finished and  that's nice yeah it is beautiful so thinking   about the parties and the social side I think  it's a little bit too small really little bit   cramped for our parties not sure we could fit all  our furniture in this room is what I'm thinking   not the largest it's not the largest no okay  very lovely very nicely yeah presented finished   you like the Finish there we are the meticulous  finish continues in the bedrooms there's a Ved   double used as a study and Art Studio on the  lower ground floor another big bright double   room makes use of a modern family bathroom then  there's the principal bedroom with a nonset shower   this is the master bedroom yeah lovely yeah not  a lot of room I'm trying to work out where my   guitars and amps and all that yeah they wouldn't  fit in here not sure where they're going to fit   in this property to be honest let's not forget  there's a second property on offer here folks   and if they don't rent it out as a holiday let  it could be just the place for Chris to rock   out with his guitars and make as much noise  as he likes the spacious entrance hall has a   stone flagged floor with underfloor heating off  it is a family bathroom a double bedroom used as   an office and a second larger double that has  doors out onto the patio downstairs bedroom is   Handy to get to nice NY it is actually it's a  Pleasant View outside actually oh yeah you can   see the garden out there fact I I would say my  immediate impression coming into this property   is more positive than the Charming one over there  from the outside but this has a nicer feel to it   it does have a lovely feel to it I agree with  you it does this bespoke Ash staircase leads to   an open plan kitchen living room okay bit on the  small side this to me is a place where you come   on holiday yeah I agree it's that uh place for a  week or two to be honest I'm not sure the mystery   house is winning them over the vibe I'm getting  as they're looking around is beautiful probably   love to come here on a holiday but not quite big  enough for their needs or their Furniture but I'm   still intrigued to know how they would value this  property well let's see what you think about the   price what are we thinking I'm going to say  550 for the for the two £550,000 Chris £520   £ 520,000 very interesting you are quite a bit  out I'm afraid the asking price is £ 560,000 is that our mystery offering serves  up a detached three bed bom   conversion with a Ved kitchen Diner and  a cozy reception room the second detached   property has two bedrooms and an open  planed kitchen living room situated on   a quiet Back Lane in the Village Center the  whole package is on the market for £ 560,000 has it hit the spot for me it hasn't hit the  spot no no kind of feels like two amazing holiday   lights very well presented and a great place  to spend a couple of weeks but a main residence   it's not it's not right too small not quite  right should you make a move yes please thank [Music] you Nikki and Chris are 100% on board with  their escape to the country move to Cambria but   if they did need any further inspiration they  should take it from a and Harvey who made the   move here just over a year [Music] ago Athena a  walking guide writer and outdoor content creator   and her partner Harvey a carpenter relocated  to this small Yorkshire dalees Hamlet from   Sheffield the main reason we decided to move  to this part of Cambria is because I wanted   to start writing my second walking guide book  which is to the Lake District so it's really   lovely here because we're in a really quiet  part of The yor Dales but we have the Lake   District just a stone to throw away I was also  pregnant and we knew we wanted to raise our baby   somewhere in nature where we could access the  fs from our back door now 18 months old their   daughter has a playground of Epic Proportions  to explore with mommy daddy and the family dog Mommy's going to get Daddy yeah hi you monkey and what's more it's  right on their doorstep we're pretty much outside   from the start of the day to the end of the  day and our daughter as a result loves being   out in the Hills walking by the river throwing  stones and it's just amazing to see kind of   her growing up in nature in that way yeah like we  got spotted fly catcher nesting outside our house   there's G Sanders down on the river  there's otter uh there's loads of TS   and Sh up nestling up on the fell and the  cures and the lp Wings yeah it's just it's   lovely to have it around us and to and for EPA  to grow up understanding that that's a part of   us we are nature mhm I think that's that's  very important to us yeah moving somewhere   to to find inspiration to write a book is as  good a reason as any but I'm Keen to hear more   about how Athena and harvest lives have changed  since they made the move here to Cumbria for myself oh my goodness you have brought me to  the most incredible Place yeah all around is   like 360 yeah it's pretty special so what do we  have behind us so these are the how Gale Fells   and we're on Frost row fell right now um this is  actually the Dale's way so it's a long distance   hiking route come straight past our front door  so we often see the hikers out and about which   is really nice isn't it yeah it is yeah and for  you when you're writing your books does it put   you in a much better place definitely like I  love to come and sit up on the fail and just   have a little moment of calm and just sit over a  notebook and write some thoughts down um it really   inspires me I mean it is quite incredible people  perhaps come here for a weekend a week perhaps   two weeks a year the fact that this is your life  we feel very lucky just a few minutes from this   Sensational spot is the family home a characterful  two-bedroom Terrace Stone Cottage was this part of   the dream when you decided you want to make the  move uh not fully I mean we didn't really know   what we were looking for uh entirely but it  was more about the area I think and then this   has been an added bonus really kind of walking  into this little cottage with the stone walls   and everything we were like oh yeah that's we we  can see ourselves living there did you have any   concerns when you made the move because Sheffield  has everything you need on your doorstep doesn't   it yeah a little bit yeah definitely uh you  know we were hoping that we weren't going to   not have sushi um uh but we have fantastic  facilities sort of local good local vet shop   uh buter Baker Kendall's not too far away and I  think at the end of of the day we were spending   more time traveling from the city into the  countryside so we felt like why not live in   the countryside and be able to tra travel to the  city when we need to so point we're only an hour   and a half from Manchester here but we get to  live somewhere like this so amazing if someone   was thinking I really want to do that what advice  would you give them because for some people it's   a small step for other people moving into the  country is a massive step yeah if your gut tells   you that you want to be in the country go with it  it's it's not necessarily easy but it will it will   work out life finds a [Music] way well we've had a  delightful few days showing Nikki and Chris around   this part of Cumbria amazing Villages beautiful  locations Vistas to die for but when it comes   to property are they going to want a second  viewing of any of them should we go and find [Music] out well we started off didn't we with  some exciting news of baby Charlie finally   arriving a little bit late wasn't he a little  bit but he made it but in a way that sort of   galvanized you both into making this move I know  you'd been thinking about it for quite a long time   did we manage to crack the house I think there's  a distinct possibility there's one in particular   the White House which has an awful lot of merits  some work needs doing to it particularly with   regard to having a better social space from the  kitchen point of view yeah but it's a very very   nice house and a village very nice Village yeah  it's got a great Community Spirit actually with   lots going on do you love it enough to go back  for a second viewing yes yes yes so I'm hoping   to come back yeah meet the baby you meet the  baby go to music night at the local Village   Hall where you fuel running and seeing you yes  back up north up north where you both belong not   right thank you very much that sound sound very  cool that sounds like a long weekend yes exactly   well you've told us it's going to be the party  house in all seriousness thank you we wish you   well and uh yeah we look forward to hearing the  latest updates thank you for having us [Music]   well that's it for our time here in Cumbria and  I have to say Nikki and Chris have such a zest   for Life they're going to fit into any Community  aren't they and the fact that they adore the very   first house that we showed them the Georgian  property and they're seriously contemplating   going back for a second viewing well I'm keeping  everything crossed I would love to come back and   see how they getting on back up north as they say  with their family and their friends enjoying all   of their this on their doorstep so that's it for  me I'll see you again soon unfortunately Nikki and   Chris rolled out the first house as the vendor's  time frame for moving didn't fit with theirs their   search continued and they found a four bed bar  conversion in need of modernization a few miles   outside the town of cockamouse
