[Music] for some moving to the country is a  lifetime dream i am very excited to see what   you make of this it's absolutely beautiful very  pretty but sometimes deeprooted personal tastes   can create problems i don't normally like a beam  you're slightly worrying me now i'm beginning to   wonder if you've come on the right show because  we've got beans we've got country kitchens   however we often find that classic features  have a habit of bringing buyers around joel   said he might win me over a character  he might be right it's annoying till   eventually we get to hear that magic word  you see it's meant to be [Applause] [Music]   Cornwall a county as rugged as it is  beautiful birthplace of the pasti where   jam always comes before cream and where  the local pride is fiercely passionate you know we often talk about counties  having distinct personalities unique   traits and characteristics that make them what  they are but speaking as somebody who's been   coming here for years one thing I've come  to realize is this when it comes to Cormal   it isn't just a county for those lucky enough  to live work and play here it's a way of life cornwall lies at the southwesternmost  tip of mainland England and is well known   for its hundreds of miles of coastline  attracting millions of yearly visitors   and varied marine life what's not as  well known is that the county has its   own language well yeah and you gazo  and you all drove the knee and you clear allis one of the best love sites for holiday makers  is Peronpor with its extensive two-mile beach   popular with surfers and sunbathers and even if  you've never visited the area you're sure to be   familiar with the spectacular scenery as it's  regularly seen on film and TV even the silver   screen's best artistic directors couldn't  create anywhere as beautiful as Cornwall today's buyers like so many before them have  decided to quit the rat race and have turned   their attention to Cornwall with dreams of  becoming their own [Music] bosses phil and   Charlotte currently have successful but extremely  busy careers here we are with the regular day of   working charlotte hard at work doing lots  of businessy things don't know what it is   too complicated for me we both work full-time 9  to5 Monday to Friday i work in recruitment and   Phil works in IT as they can work from home they  want to leave the large commuter belt village of   Bagshot in Surrey we've been here for about 6  years as you can see we've got the train line here we love the area but we're just looking  to move to Cornwall for a different lifestyle   they hope the move will allow them to develop a  glamping business and eventually wind down their   current jobs i've always had a dream of running  holiday less so it' be a real really good for me   to to to actually give that a go take the chance  and give it a go yeah yeah definitely definitely   phil is 6'4 and Charlotte 4' 11 hang on there  we are we got I'll have to bob down a bit and   so they don't always see eye to eye yeah I'd  really like to try some surfing near the beach   i'm not so good with the whole swimming l so  I don't think I'll bother with that but the   um you know just the coaster paths would be  would be brilliant the girls would absolutely   love that they're gorgeous girls are Bella and  Peggy both Vaslers so they'll need sufficient   land for them for their substantial budget of  1.2 million Phil and Charlotte want a detached   home with a minimum of two bedrooms and a key  part of this move is to find either existing   holiday lets or room to develop them with  an emphasis on catering for dog owners in   either case they'll need space for the dogs which  they'd like to walk in the countryside or on local beaches now speaking of somebody who's been  in the holiday game for just over a year I   can tell you it's extremely rewarding  you meet some wonderful people and   it's great seeing people happy with what  you've done but my goodness me it takes   an awful lot of hard work too are they  prepared for it we'll have to wait and see our first property is on the outskirts of  Nuki halfway down the county's north coast and   so I'm meeting Phil and Charlotte on one of its  stunning sandy [Music] beaches well goodness me   of all the weeks to come house hunting in Cornwall  you two have absolutely locked out look at it it   could not be better no wonder you two want to move  down here obviously been a long time in the coming   it has we've been thinking about this probably  for getting on 10 years now so now is the right   time for us now have you ever run a holiday let  before no no of course not we got no idea what   we're doing no idea at all well the good news  is that I have been running two holiday less   uh for the last 18 months or so and I was a  total newbie to it i have learned an awful   lot along the way some of it the hard way  some of it the easy way so I'm really happy   to share what I've learned with you and you  are bringing with you a fabulous budget yes   it's a it's a scary budget i My heart sort of  jumps every time I think about it so I'm trying   not to think about it too hard but really for  anything less than that I don't think that we   can really get what what we're after we've got  a lot to think about we've got a few miles to   travel and a few properties for you to see the  weather is amazing it's even prompted me to get   my shorts on which must mean it's good so without  further ado should we go yes let's go with them if you're planning to attract holiday makers  then locations don't come much better than Nuki   voted one of the nation's favorite seaside  towns there are miles of golden sand across   no fewer than 12 beaches most of which  are dog friendly the town offers all the   shops you'd expect and as well as good rail  connections there's also an international   airport just over a mile from the nearest  beach is the first house in our lineup well I am very excited to see what you make  of this our first property what do you think   Charlotte it's absolutely beautiful very pretty  the garden's pretty looks lovely and you love a   wisteria the wind already i really want to start  with an element to this property where I think   you are going to spend most of your time okay and  it involves a walk up the garden path oh lucky me this detached former watermill is grade 2  listed and has been beautifully renovated   for modern living now as extensions go wow we  were definitely spending a lot of time in there I   think yeah definitely isn't that clever yeah yeah  it's really good come and have a look inside yeah   let's It is quite It's beautiful extraordinary  lovely yes i like the same level inside and out   as well so you don't have to go up and down steps  and things which is uh which is nice but what an   impressive family space i mean you've got the the  central fireplace there which is lovely you know   you see it from both sides oh yeah i I think  it's exceptional yeah very much how we live   currently in our house it's very very similar  and the overhang here would stop it getting too   hot with no direct sort of sunlight coming in  and stuff now you've got two visas haven't you   yeah so have they well actual vizlas wow they  are you see it's meant to be it's written in   the paw prints isn't it passing into the original  part of the house now you might want to duck fill   it all yeah I'm used to it we reach the kitchen  what do you think well I personally like a more   modern kitchen rather than a sort of farmhouse  country style and I don't normally like a beam no   which is frightening seems to use a tall one but  actually because this is quite interesting there's   actually stuff going on and it's Yeah I like it  you're slightly worrying me now i'm beginning   to wonder if you've come on the right show because  we've got beams we've got country kitchens and you   know and it is nice so you know we're quite open  to this isn't a horrible country you should change   it anywhere you could certainly do an island here  you could certainly give this a fresh crisper look   that might mirror more what's going on through  there yeah um this feels like it should be the   ground floor in fact this is the top floor because  the mill goes on beneath us and that's where most   of the rest of it is also on this level is a study  which could be used as a bedroom plus a cloak room   and a large reception room come and have a look  at this this was the principal living room before   they built that amazing extension i could use it  as my reading room yeah absolutely it's again it's   a nice size it's a big room this How many books  have you got quite a few but it wouldn't fill this   room but I'd have it as my office as well probably  yeah on the lower level there's another reception   with remnants of the mill's past on display the  main bedroom has an onsuite bathroom with shower   leaving the other two bedrooms down here to  share a large family [Music] bathroom three   beds in here this is the principal one it's nice  and bright this being downstairs because this is   white it's doesn't feel enclosed um yeah it's  more the the encloseness I don't like it's not   the character I don't like it's more I feel like  I'm hemmed in is it your understanding then that   if something is old and characterful it might feel  small and dark and claustrophobic exactly so that   is a preconception we need to bust this week don't  we yes we do absolutely okay well hopefully this   is beginning to to do that because you know rest  assured I don't think that's the case outside this   garden has everything there's a courtyard with  lounging and dining areas as well as a plunge   pool and tiki bar there are also mature plants and  trees plus the pond a sunken seating area with a   fire pit and a greenhouse and vegetable patch  and if all that wasn't enough there's also a   one-bedroom annex that could serve as the holiday  l it's a decent size it is a bit dated today would   need to look at ripping about that kitchen i think  you know my love of ripping out a kitchen yeah the   garage I think is just the other side of that wall  there so we could look at knocking through there   and that would give you another garage size room  another complete double bedroom yeah that funny   little me think about what we'd have to do up  there yeah it's not tall enough to stand up in   by the looks of it but maybe even for you i think  Phil's already making plans to extend the holiday   but outside I've got my own plan so back where  we started i mean here's a thought for you you   could offer your guests this and that oh no they  can't have that just think about that think about   the old social media and what that's going to  look like on a website as a pitch it's potential   yeah you know you might just rake in a bit more y  All right let's have a think then about how much   this is going to be on the market for Go on then  Phil 1,50,000 1,50,000 yeah okay I'll go slightly   higher 1.1 well let's make this a bit easier for  you this is currently on the market for 999,000 you were closest a win it's a win and it gives  you plenty left over to sort that out and anything   else you would want to tweak [Music] well under  budget at £999,000 this grade 2 listed former   watermill has five bedrooms in the main house with  a simply beautiful modern extension the garden   is designed to offer a huge range of uses and  the annex provides a readymade business [Music]   so for me this property is a good mix of old  and new and actually has tested my thoughts   on whether I want character um and I love the  open plan modern part i think when it comes   to kitchens and bathrooms modern is is really the  way to go and that's that's what we prefer anyway   we'd need to look at maybe doing one or two  little bits and bobs and sides but because   it's the right side of a million quid um you  know it really gives us good opportunity to   be able to put our mark on it and you know add  the changes which we feel it would benefit from padto Stow must be one of the most  attractive coastal towns in the world   so we're sending Phil and Charlotte to join  the hordes of other sightseers enjoying the views we have the most wonderful beaches in the  local area there's seven beaches that you can get   to really easily and they're all beautiful sandy  beaches and of course nowadays with the advent of   Rick Stein and Paul Ainsworth it's become a very  very high-profile food destination and people like   to come they like to stay in Padto and sample all  the wonderful things that there is on offer here   look at those they're [Music] fantastic padto is  so important to me and my family because mom and   dad they set the restaurant up here in 1975 that's  nearly 50 years ago and I just love it the tourism   the fishing and now the fantastic food and on  a day like today the weather's not bad either   as well as the restaurants the town's delightful  winding streets are full of independent shops one   of which should be right up Phil and Charlotte's  alley lisa Hope has been running an award-winning   doggy emporium for the last 6 years which sells  everything for dogs and their owners [Music] could   you tell us a bit about the business you've set  up here so I like to describe it as Savo for dogs   we fit everything so everything when you leave  the shop your dog has got a a good proper fitted   harness coat whatever and we're very busy we get  people book holidays just to bring their dogs in   for fittings oh really wow so it is it's it's a  real compliment as well we love dogs we've got   a couple of ourselves we've got a couple of  visas would you say that Padto and Cornwall   are dog friendly the biggest thing here really  is the dog walks um so there's lots of groups   on Facebook where you do big beach walks and  things like that i mean you can take your dogs   pretty much everywhere here you can take them  into the restaurants especially during the day   some of them even take the dogs in the evenings  there's there's very few places that you can't   take the dogs so it's just you know they're  part of the family and you're not leaving   them at home and it is just a lovely place  to live with especially if you're a dog lover   centuries ago in the medieval period Padto  was known as the old place and today it's   that oldworld charm that makes it an ideal  place to unwind and watch the world go by [Music] well as you can see we have woken to yet  another glorious day here in Cormal our   final day of house hunting of course  with Charlotte and with Phil now as   is traditional on our final day I will be  showing them our mystery house but first a   property which quite frankly could be a  mystery house in its own right such are   its credentials and I'll tell you one  thing if they don't want to buy it I might again near the north coast is St morgan  despite its size this attractive village has   everything you could wish for in a captivating  Cornish location there's a stream a church dating   back to the 13th century a pub and restaurant tea  rooms a cafe a craft shop there's even a model   giraffe just a 15-minute walk from the center  of the village is the house we're here to see i cannot wait to see what you make of this  another really pretty house yeah it does   look really handsome from the outside yeah lovely  and what's lovely about it is that effectively it   has been divided into two you could let either  side of it if you wanted to however you may not   need to because it also comes with two shepherd's  huts oh wow really excellent my favorite glamping   option of course sell it to us it to be frank  it's already sold itself to me so if you don't   want it yeah you're going to buy it fine i might  be in the running but I think you'll agree you   know not a bad spot if people were coming here as  your guests on holiday and you were showing them   down to the huts wow yeah no it's fantastic it  really is very nice we're excited to look in yep   yeah absolutely i hope you are i'm very excited  to show it to you come and have a look brilliant the outside of this splendid detached 18th century  cottage has made a strong first impression and I   suspect the decor inside is about to as well  come on in what do you think wow gosh oh yes   i like this bit it's got that head room again  you'll get lost in here yeah I will but it   gives you an idea of what you're going to see  stylistically it really sets the scene it does   sort of suit the the space i mean even these  sort of swan lights i mean bonkers but in a   really good positive way actually it looks really  good here it is fun come and have a look at this so kitchen and diner living this is very us I  think yes yeah definitely much more our taste   sort of kitchen wise decent space you know is it  because it's more modern i think so i think so   kitchens and bathrooms I feel have to be sort of  more more modern up to up to date and then in here   you've got this lot with the dining entry there in  what is a garden room yeah nice i really like it   i like the flow from the kitchen then into this  area and through into the garden room yeah it's   really nice yeah it's much more how we live our  life currently yeah yeah definitely upstairs there   are bedrooms of plenty and bathrooms but what I  suggest we do now is hop next door and have a look   at the second property yeah yeah come and have a  look next door this side of the house also has a   downstairs study here we go house number two and  then passing into the other side there's an open   plan kitchen and dining space with a staircase  in the middle and at the other end of the room   is a sitting area so you tell me would you not  offer this to your guests or would you keep it   for yourselves decisions decisions it's nice  to have the choice nice problem to have yeah   yeah yeah definitely again I like the open plan  you know it's nice again doors straight out into   the garden and stuff which is handy for the dogs  whether it's for us or whether it's for anyone   else we've got staying with us it's cabinets this  it goes back that way a huge way and I think as a   let this would absolutely fly personally it's  a little bit too pink and unicorn for me have   to put your own stamp on everything have a look  upstairs here see what this offers and I'll meet   you down by one of the shepherd's huts you can't  miss it brilliant the first double bedroom is   big enough to include a sofa it's a good size for  for holidays what's in here oh on suite nice good   size room yeah I think this house is is appealing  to me more i think it's got some lovely character   particularly on the outside without being too  too much on the inside or you can make your   own character by adding your own bits and pieces  like like the person who lives here has across   the landing there's another double bedroom and  then back in the other half of the building is   the main bedroom with a large on suite bathroom  so far I'd say this house feels quite a lot more   like us don't you yeah yeah definitely ceilating  heights are good you know yeah no it's right you   know it's plenty plenty high enough although  they might have to watch out for the chandelier   the second bedroom they'll want to renovate  as it's now in use as a clinic and has an   on suite shower room the garden has other unusual  elements hidden throughout as well as some bigger surprises now I have to confess this has got  elements which I don't think I've seen in   any other property it's got this sort of faux  graveyard and this what can I call it a phrase   I've never used on Escape to the Country before  a dining chapel i've never seen anything like   it in addition to the possibility of renting out  half the house there are also two shepherd's huts   gosh I wasn't expecting this i know that was nice  isn't it yeah i've not been in the Shepherd's Hub   before but yeah it's good what do you think K yeah  brilliant yeah i mean it's got everything you need   in a small space like this it's your uh lifestyle  photo opportunity holiday again absolutely and   to give you an idea this would go out per night  for anything between about £130 to £150 a night   potentially depending on the season now this  one is in some contrast to what's at the bottom   that one has a compostable toilet oh and is much  more off-grid so I would describe both of them   as glamping but that one more rustic and you know  shepherd's huts are portable structures there's no   reason why you couldn't be thinking about putting  another one here because you've got all of that space there are more route buildings including a  hay barn and a stable block maybe squeeze a couple   of mattresses in there for a truly rustic glamping  opportunity but on a more serious note the income   potential of this property is only limited by  the imagination something it's currently filled   with so let's have a think then about what this  is going to be on the market for phil I think   I'm going to go for 1.15 million 1.15 million so  annoying that's exactly what I was going to go for   you can you can agree i I don't like to agree with  you i'm going to go to be different 1.175 okay  

here's the thing this is currently on the market  for 1 million yeah nice positive that is something   to think about yeah yeah lots to think about there  yeah that's a bit of spare change for an extra   shepherd's hut potentially absolutely 100% so a 1  million pound price tag that would leave 200,000   in the budget to truly let their imaginations  run wild there are multiple configurations for   the 18th century main property which could  be split in half but as is it's marketed as   having four double bedrooms and two reception  rooms the mature gardens cover approximately 2   acres and in addition to the buildings like the  dining chapel include two rental shepherd's huts the fact that we can expand this um is exciting  because that also means that potentially we can   give up work alto together you know if we can  get to a point where that can provide all the   income to cover any mortgages and bills and  that sort of stuff well you know we don't   need to work proper jobs then do we do our own  thing i'm really excited about this property i   like the property itself the fact that it's open  and light i love the potential of it i love that   there's already some business uh potential there  but also we can grow it more and make it [Music] bigger following the pandemic house prices in this  area shot up and the average price for detached   property was consistently higher than the national  figure but since last winter the county average   has fallen from just over £481,000 to around  £462,000 it's the county's biggest six-month   drop in over a decade and around double the amount  that the national figure has fallen in the same period for a perfect seaside residence  this one even has its own seagull   not really but it is only about  200 meters from the beach and has   an open plan kitchen living room plus  four bedrooms it's on the market for £625,000 for something more rural this  barn conversion is on the outskirts of   a popular village surrounded by country  walks it has a cozy living room with   a wood burner one bedroom with a vated  ceiling and is available for offers over £295,000 or for more rural still how about  this treehouse built around a 200-year-old   copper beach there's more copper inside  with this gorgeous rolltop bath it has a   kitchen come lounge area and a double bedroom  with short stays starting from £195 a night [Music] heading in land the village of Laduk  appears traditional but in addition   to modern conveniences like the shop  post office and community hall there's   a forward-thinking project to make the  village the most sustainable in the county   one of the ingenious methods they've engaged  to achieve that is introducing beavers to the   waterways to manage them naturally surrounded  by some of these streams is the mystery house   on first inspection the word that might pop into  your head is character but perhaps it should be opportunity now as you might tell behind our  mystery house there is plenty of outdoor space   beautiful mature and developed gardens but it  also comes with two main parcels of land the   biggest being over here the joy of this for  them in developing their business whatever   shape it is finally going to take is that this  place could make it as big or as small as they   want it to be but is it going to be something  they'll go for well we'll have to find out   there is a rental option here but currently no  established holidaylet business so this mystery   option will take some vision and may require a  leap of faith if they're up for the challenge perfect timing how are we doing yeah good thanks  good thanks ready to see our final offering our   mystery house i really like it looks good yeah it  looks lovely from the outside i think it's really   pretty i really like the stone do you never  thought you'd say that it's a bit characterful   isn't it yes i don't mind character on the outside  i tease you i tease you um I say mystery house   really this is mystery houses because not only do  you get that bit but you also get that bit next   door which is currently let out on a long-term let  but that's a two bed cottage in its own right okay   sounds promising yeah yeah sounds exciting happy  to go and have a look around oh thank goodness for   that as well we're here come on [Music] this stone  and granite barn conversion is set in glorious   countryside and I've got high hopes for the  kitchen please tell me the ceiling is high enough   oh yes yeah yeah plenty plenty high enough yeah  what do you think love the kitchen you can see   a range over there but get used to that I'm sure  yeah absolutely yeah you've got the range there   very much a farmhousey style this yes yeah you  might be creeping over to the dark side you know   you're convincing me you know but very very  contemporary and through there quite generous   um utility room as well yeah it's much more to  our taste good so yeah absolutely so far they're   finally warming to countrystyle kitchens and on  a hot day I'm sure the reception rooms will be   equally appealing so you've got two living rooms  this one clearly for the dogs you got a couple of   safers in here and some old chest they can have  this to themselves can't they pretty much and   they can run out to the garden yeah it's that's  ideal for that yeah and then maybe you could have   this one all to yourselves as if that's going to  happen yeah it's so nice yeah it is it's really   nice it also feels quite winter summer or evening  daytime I would agree and dare I say it it's got a   few themes Charlotte i barely noticed them though  Jules cuz they're they're light and they're so far   away from you exactly exactly i barely noticed  good there's a really nice feel to this isn't   there there is yeah well look there's upstairs  to see and explore hopefully you'll enjoy that   i also want you to pop next door and have a look  at the longer term let and I'll meet you out in   the garden brilliant lovely thank you very much  off you go at the top of the stairs the first   room is the contemporary family bathroom yeah  it's all that's reasonably recently done isn't   it oh I don't get to rip a bathroom around there  are three goodiz double bedrooms and the largest   one is at the end of the corridor again decentish  size yeah yeah I think so too i think the way it's   laid out the ceiling height it's got charm on the  outside but it's reasonably regular on the inside   so you can do a lot with it yeah absolutely joel  said he might win me over a character he might be   right it's annoying don't tell him just keep it  at yourself at the other end of the property is   a two-bedroom cottage with features like exposed  stone walls which is rented out for £720 a month   yeah so I mean we could start bringing an income  from this straight away can we we don't need to to   market it or anything it's already been been let  out so yeah it's whether depending on the price of   this and how much mortgage we need whether that  then brings in enough for us to do what we want   to do initially yeah and if we can have other  glamping pods or something that might be Yeah   that could offset that but there's definitely  glamping potential here beyond the picturesque   rear garden which I can't wait to show them  well then how was upstairs and next door yeah   really yeah i really liked it yeah it was lovely  obviously next door needs a little bit cosmetic   stuff so that's fine we need something to do  well one thing that needs no attention clearly   is this uh the more recently developed garden  at the back of the property here they've got   it contained in this series of of timber raised  beds there's another phase of it underway behind   the outbuildings up there too but look at the  roses everything's looking absolutely stunning   yeah it is magnificent charlotte really enjoys  gardening as well so it' be right in your element i'm guessing he's not serious no he's not  i like a go i love a garden i'm just not a   gardener but that is not the main event the main  event I think is up here come and have a look at this the property comes with approximately  3 and 1/2 acres that includes storage sheds   and two paddocks one with its own access  to the road making it perfect for glamping   we could do a lot with this with either shepherd's  huts or yurts or some other form of whatever you   want whatever the budget goes to really i feel  slightly overwhelmed by all i'm not quite sure   why but um cuz it's not hugely different to the  last property in regards to its offering but I   I find blank canvases overwhelming okay so there  is one more thing to do and that is to reveal the   price charlotte this one's a hard one like I said  I'm a bit overwhelmed by it all i would say 999950 are you now yeah go on Phil okay i'm going to  go 1,ion50,000 okay this is currently on the   market for 1.1 1 million i nearly went 1.1 i  should every time I should have started with   1.1 it's the magic number this week well under  budget at 1.1 million this converted barn has a   modern twist on a country kitchen three spacious  bedrooms and from a business perspective there's   the long-term tenant next door plus two paddocks  that could be utilized given us plenty to think   about it really has made us look at things  differently there isn't so much character on   the inside and actually I'm not sure if that's  right or not now I've seen some that have it's   really made me think about things it's a complete  and utter blank canvas which would mean we could   really start things from scratch definitely a  bit mind-b blown to be honest the main bit of   the garden nice and low maintenance for for you  Charlotte and we've got space to be able to try   things like the shepherd's hut or other types of  glamping options yeah it's it's a really really   good option it's exciting isn't it frightening  trust you yeah I know nails down to my nubs [Music]   phil and Charlotte aren't the only ones  pursuing a business opportunity in this   area on a completely different scale  is the West Carllay's Garden Village   the UK's main sustainable garden village  project creating well over 1,000 homes   near St oel dorian Berisford is chief  development officer of the project wow Dorian what a view we've got here of this  postindustrial China clay landscape i mean   it's it's writ large isn't it but here you are  transforming it now into what you hope will be a a   living community that will be here for hundreds of  years to come a garden village tell us a bit more   our garden communities are very much based around  sustainability so sustainable communities aren't   just around the homes themselves and making  sure they got low running costs and reducing   carbon it's about how you create somewhere that  evolves with people over time where you you you   embody the traditional values and the organic  places for people to come together but you give   them ownership so that as the residents change  and as people come in and as the world changes   and technology changes and lifestyle changes the  communities are able to adapt because the people   are going to be the people that create that  that change which is really important so how   many homes are you hoping to create on this what  300 acre site no 500 acres so yeah 350 acres will   be a country park which is the vast majority of  the area you see 150 acres will be built um and   that's 1500 homes school shops bars restaurant  pub dentists supermarkets all that kind of thing [Music] the company uses 3D modeling to carefully  optimize everyone's access to the very best of   the geographical features our responsibility  and the thing we take most seriously is how we   work with the landscape you know if you this  area we're designing here each of the roads   that that leads down so that people walk out  look left look right you see the lake it's a   connection to that natural landscape and the  beauty that's there there's gaps between the   houses that sit on the front of the lake again so  that everyone can see down this area is designed   around a very informal we call it a large garden  rather than a park so each of our areas we want   to maximize that natural asset so very much  about each of the areas having a distinct   identity how long do you think it will take before  it's finally finished i think from where we are   now there's probably another 12 years wow the  project was originally put forward in 2009 and   now the first houses have been built families  are beginning to move in well it's great to see   the vision writ large around us and I love what  you've done here with the different colors and   the different textures on on the fronts of these  properties the step roof lines and the the width   the space here our architecture is quite simple  we wanted to create a modern Cornish cottage in   a way so they are quite simple frontages but  we've got the wooden cladding and different   color windows if you go around Cornwall you see  different colors because they painted the color   of whatever's left of boats for example and then  we borrowed um the colors for the houses from the   landscape and so big windows lots of natural  lighting which helps with sustainability solar   panels on each of the homes airsource heat pumps  on every home mechanical ventilation and heat   recovery so all of that adds up to these homes  saving on average 5 tons of carbon the average   home produces six tons so we're not quite carbon  neutral but to get there it's a it's a big step   in cost and we wanted to make sure that the  homes could be as affordable uh as possible   for people so we do try and you know put some  thought into into every element of uh of the   project well we often see lots of ideas on paper  but it's great to see one physically taking shape   well done you thank you shame the pubs are open  it's one down the road keep the local community Wow look at this what a place to bring our Cornish  house hunting odyssey to a close what's going to   happen next let's find out how are we doing then  really good yeah brilliant thank you Jules this   is what it's all about isn't it some views this  is what sells it to millions of people every year   question is have we sold anything to you yeah  so I I think for me the mystery house I think   externally and internally was much more my sort of  thing however clearly there's a little bit of work   to do to kind of get that going initially but  there's something about the shepherd hut house   which is pulling me and I can't necessarily put my  finger on it but I and after saying I don't like   character very much and I'm it didn't have tons  of character it's just quirky and something about   it I really liked so that is definitely still  in the running for me but I think you preferred   the mystery house so we'll have some sort of  discussion if you were us which property would   you choose nobody's ever asked me for my favorite  i've often volunteered it but no one's ever asked   me before in all these years for me it would be  our property with the Shepherd's Huts why i loved   its location i love the fact that it's already  viable and ready to go it gives me a bricks and   mortar option with the annex next door it gives  me the shepherd's hut option and it's full of   character and full of quirks but let them know  you'll be putting in an offer you know what if   you don't I'll be very tempted you might need  to get your skates on um whatever you decide to   do I really wish you the very best of luck we'd  love to know how you get on and I'd love to come   back and see where you are in a year or two's time  but what a place to finish if you need a view to   clear your thoughts surely that is it we couldn't  have had a better week no no it's been fantastic   weather's been great the company's been great and  the houses have been amazing thank you so much well what a week we've had fantastic  weather a fantastic budget and no surprise   fantastic properties to match it but for Phil  and for Charlotte they need a little bit longer   to consider their decision and frankly I  don't blame them they're not just buying   a new house or indeed a new lifestyle they are  looking for a long-term business something we   have discussed at length over these many days  so ponder it they will but if I take away one   thing it's something that Charlotte said if  nothing else we have broadened their horizons   as to what their new business may look like and  in a county like this with horizons like that no   surprise i'll see you next time well after  reconsidering the home with the Shepherd's   Huts and the Mystery House Phil and Charlotte  decided the land just didn't work for their   dog focused business plan but I am
